Existing Building; Premises Leased "ASIS." J.R. SMITH, CLERK <br />The Premises includes an existing building to be used by LESSEE for providing emergency <br />services. The building and improvements on the Premises are leased in an "AS IS" condition, and <br />the same are suitable for the uses intended by LESSEE. LESSEE agrees to accept the Premises <br />strictly in "as is" condition, and no representation has been made to LESSEE concerning the <br />suitability of the Premises for LESSEE's purposes. LESSEE will bear the sole cost and expense of <br />all improvements on the Premises, including, without limitation, design, permitting, materials, <br />construction, insurance, utilities, maintenance, and repair. <br />ARTICLE 6 <br />ENVIRONMENT; CONSTRUCTION <br />Section 6.1. Ownership Held by LESSOR. <br />The LESSEE is granted a leasehold in government property at the AIRPORT under this <br />LEASE with the land, buildings, and other improvements being retained by LESSOR as a leased fee, <br />as stated in this LEASE and as set forth in Attachment "B." All building and other improvements <br />to real property (including those built or otherwise added by LESSEE) shall be owned by LESSOR <br />from the outset and remain government property throughout the Term of this LEASE. LESSOR'S <br />retained interest does not diminish or abridge any leasehold interest conveyed to LESSEE hereunder. <br />If LESSEE exercises an option to renew, LESSEE'S rent shall be adjusted as set forth in Attachment <br />«B .19 <br />LESSEE will have the right to remove any furnishings and improvements that have not <br />assumed the nature of realty, provided same is done prior to termination or expiration of this LEASE, <br />Page 10 of 41 <br />
