McCoy, AICP'� A <br />Senior Planner, Current Development <br />DATE: February 13, 1996 <br />SUBJECT: Beazer Homes Florida Inc.'s Request for Conceptual <br />Planned Development Special Exception Use and Preliminary <br />Plan Approval for a Project to be Known as Island Club <br />Subdivision <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 20, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Knight, McGuire & Associates, Inc. has submitted an application for <br />conceptual PD plan and special exception use approval on behalf of <br />Beazer Homes to construct a single family PD project to be known as <br />Island Club Subdivision in 3 phases. Based on modifications made <br />by the applicant at the January 25, 1996 Planning and Zoning <br />Commission meeting, the number of requested project units has been <br />reduced from 139 to 131. In addition to the conceptual PD plan and <br />use request, the applicant is also requesting preliminary PD plan <br />approval (site plan and preliminary plat) for Phase I of the <br />project which consists of 46 lots (units). <br />The subject property is located on SR A -1-A, just north and west of <br />the Town of Indian River Shores, adjacent to the Baytree and <br />Marbrisa developments (see attachment #2). The property has a <br />small amount of frontage on SR A -1-A for a roadway that will <br />provide access to an existing 40 acre grove. The subject property <br />is multiple zoned. with the northern and eastern .81 acres of <br />"access way" property zoned RM -6, Residential Multi -Family (up to <br />6 units per acre), the easterly 33.83 acres of the project's <br />primary site zoned RS -61 Residential Single Family (up to 6 units <br />per acre), and the west 8.30 acres of the project's primary site <br />zoned n-'_, Agricultural (;:p t:, 1 unit per.5 acres) .. The proposed <br />overall density for the project is 3.05 units per acre, based on <br />131 units. <br />•PD Project Process <br />A5 a PD project, this propstsal is subject to the following review <br />and approval process: <br />56 <br />FEBRUARY 20, 1996 <br />
