Density: .209 units per acre (1 unit per 4.77 acres or <br />204,000+ sq. ft.) <br />Note: The county's LDRs recognize that many tracts within the <br />county have previously dedicated property for canal and road <br />rights-of-way. Therefore, the minimum parcel size in the A-1 <br />zoning district is 200,000 square feet or 4.59 acres, so that <br />a tract originally consisting of 20 acres, such as the subject <br />property, can be developed with 4 units. <br />5. Normal A-1 District Minimum Tract Size: <br />Required: 200,000 sq. ft. <br />Provided: 204,661 sq. ft. <br />6. Agricultural PD Maximum Lot/Homesite Area: <br />Allowed: 1 acre <br />Proposed: 1 acre <br />7. Open Space: Required: 60% <br />Provided: 80% <br />B. Traffic Circulation: All four tracts will use the proposed <br />internal subdivision road for access. The road will be <br />constructed as a stabilized unpaved road. The LDRs allow such <br />a road to be unpaved, since the subdivision is private, <br />generates less than 100 daily trips, and is located outside <br />the Urban Service Area. The traffic engineering division has <br />reviewed and approved the roadway layout. <br />9. Stormwater Management: The public works department has <br />reviewed and approved a conceptual stormwater plan. A <br />detailed engineering stormwater plan will be reviewed and <br />approved as part of the land development permit or permit <br />waiver process. <br />10. Utilities: The project will have on-site well and septic <br />tanks for each homesite. These utility provisions have been <br />approved by the Utility Services and Environmental Health <br />Departments. <br />11. Dedications & Improvements: " Presently, 50' of right-of-way <br />exists for 66th Avenue which is classified as an urban <br />arterial requiring 1361. of right-of-way. The applicant is <br />required to dedicate additional right-of-way without <br />compensation to bring the road up to the 60' local road <br />standard. This will require a 10' dedication along 66th <br />Avenue. In addition, the public works department is <br />interested in negotiating the purchase of 20 additional feet <br />of right-of-way to create an 80' road right-of-way. The <br />subdivision design accommodates the ultimate 136' right-of- <br />way, so the remaining 56' of right-of-way can be purchased in <br />the future. Therefore, approval of the proposal will not <br />interfere with possible future 66th Avenue right-of-way <br />acquisition. <br />Since the proposed development is a low traffic <br />generator/attractor and is outside of the Urban Service Area, <br />the applicant is not required to provide sidewalks or <br />bikeways. <br />12. Concurrency: The applicant has obtained a conditional <br />concurrency certificate which satisfies -concurrency <br />requirements related to the special exception use and <br />27 <br />MAY 289 1996 <br />
