Traffic Circulation: The site is currently accessed by two <br />driveways connecting to Roseland Road. Each driveway is <br />approximately 12' wide. One driveway is located at the north <br />limits of the site's Roseland Road frontage, while the other <br />driveway is located at the south limits. The northern <br />driveway is within a common ingress/egress easement, <br />(approximately 480' X 50') and is used by both the church and <br />the adjacent property owner. The southern driveway is used <br />solely by the church. <br />The proposed site plan modifies the site's existing traffic <br />circulation plan by eliminating the church's use of the <br />northern driveway. Under the proposed site plan, the northern <br />driveway would remain in use for the property owner to the <br />north. The church would use only the southern driveway, which <br />would be widened from a 12' width to a 25' width to <br />accommodate two-way traffic. The driveway would be improved <br />but not paved, as is allowed for church and other infrequent <br />uses. A 50' asphalt apron is to be constructed at the site's <br />Roseland Road/southern driveway connection, as shown on the <br />proposed plans. <br />All existing and proposed internal driving aisles will provide <br />for a two-way traffic flow through the parking areas and the <br />sanctuary porte-cochere. The existing northern driveway will <br />be physically altered at the point where it currently serves <br />only the church site. From that point and toward the church, <br />landscaping will replace a portion of the driveway to provide <br />for the required northern boundary buffer (see item #10). The <br />portion of the northern driveway serving the adjacent <br />residence will remain undisturbed by the development proposed <br />by the church (see attachment #3). <br />The proposed driveway alterations and improvements, as well as <br />the internal traffic circulation plan, have been approved by <br />the County Traffic Engineer. <br />8.
