Master Plan Phase: <br />The Architect will develop a Master Plan for each site. This plan will identify current <br />and future development needs. <br />The master plan will illustrate the following: <br />Site No. 1 (10 Acres) <br />• Existing structures to be removed. <br />• Existing structures to be maintained, including renovations and modifications. <br />• New structures. <br />• New parking, including associated roadways, driving isles and related offsite <br />roadway improvement (by Indian River County). <br />• New stormwater control and basic utilities. <br />• Fleet Maintenance Facility and Fueling Facility removal. <br />Site No. 2 (25 Acres) <br />• New structures. <br />• New parking, driveways, roadways and offsite turning lanes. <br />• Future parking and structures, <br />• Fueling facility. <br />• New stormwater control and basic utilities. <br />Schematic Design Phase: <br />After receiving authorization to proceed, we will meet with Indian River County to <br />review the outline and final program, The ArebitectlEngincer will translate the building <br />program into a schematic or conceptual design layout for both building and the site plan. <br />• Prepare a schematic design package consisting of drawings and other documents illustrating <br />a scale and the relationship of the project components. <br />• Provide. an equipment and site survey to include an inventory of the existing major <br />equipment used at the present facility. Along with the Owner, HANSON will help evaluate <br />and review the existing major equipment and determine new major cquipu,ent required for <br />this project. <br />• Prepare a preliminary Estimate of Probable Construction Cost outlining the construction <br />costs acrd including an. allowance for professional AIE fees and contingencies, allowance <br />for such other items (as charges for professional consultants) and provide an csi;iii";t� �l <br />constriction budget for the project. <br />lM4ANSON\,DATATROJECTMWKWAV] s.DOG <br />
