13. Dedications and Improvements: The developer is required to <br />construct a 5' wide public sidewalk along the project's 33rd <br />Street frontage. The sidewalk will need to be constructed or <br />bonded -out prior to the issuance of a certificate of <br />completion for the project. The developer will also be <br />required to construct streetlights for the subdivision. <br />14. Pedestrian Circulation: The developer will construct a 5' <br />sidewalk within the subdivision on both sides of the loop road <br />and the cul-de-sac road. Such sidewalk improvements will meet <br />the PD pedestrian system requirements. <br />15. Utilities: County potable water and wastewater services are <br />available to the site, and connection is mandatory. The <br />project will connect to county water and wastewater services. <br />County utilities has approved the connection to water and <br />wastewater services. <br />16. Proposed Waivers: Through the PD process, the applicant has <br />requested the following waivers from the normal RS -3 <br />standards. <br />Note': The frontyard setback is proposed to be 10' for side entry <br />garages, and double frontage lots may have a 10' setback on the <br />higher volume street. <br />Note2: All perimeter lots will need to meet the 25 perimeter <br />setback for the principal structure.
