OPD Project Process <br />As a PD project, the process involved in review and approval of this proposal is as follows: <br />Approval Needed <br />1. Conceptual Plan/Special Exception <br />2. Final PD (plat) <br />Reviewing Body <br />PZC & BCC <br />PZC (Note: approved on April 23, 1998 <br />subject to the Board granting the special <br />exception use request.) <br />Staff <br />BCC <br />The applicant is now requesting Board approval of the conceptual plan and special exception use. <br />If Board approval is granted, then the preliminary plat/plan approval granted by the Planning and <br />Zoning Commission will become effective and the applicant will need to obtain a land development <br />permit or LDP waiver for required PD improvements. <br />•Planning and Zoning Commission Consideration <br />At its regular meeting of April 23, 1998, the Planning and Zoning Commission voted 6-0 to approve <br />the preliminary plat/plan and recommend that the Board of County Commissioners grant the special <br />exception use request. The Board of County Commissioners is to consider the appropriateness and <br />compatibility of the proposed special exception use request, and approve, approve with conditions, <br />or deny the use request. The Board may attach any conditions deemed appropriate to mitigate <br />impacts of the proposed project. The Planning and Zoning Commission's approval of the <br />preliminary plat/plan will become effective upon Board approval of the special exception use <br />request. <br />1. Size of PD Area: 33.59 acres (including access easement) <br />2. Zoning Classification: A-1, Agricultural (up to 1 unit per 5 acres) <br />3. Land Use Designation: AG -1, Agricultural (up to 1 unit per 5 acres) <br />4. Density: .208 units per acre (1 unit per 4.79 acres or 208,652+ sq. ft.) <br />Note: The county's LDRs recognize that many tracts within the county have previously <br />dedicated property for canal and road rights-of-way. Therefore, the minimum parcel size m <br />the A-1 zoning district is 200,000 square feet or 4.59 acres, so that a tract originally <br />consisting of 20 acres can be developed with 4 units. <br />5. Minimum Tract Size: Required: 200,000 sq. ft. <br />Smallest Proposed Tract: 201,738 sq. ft. <br />Largest Proposed Tract: 213,011 sq. ft. <br />6.
