The central entrance along <br />the tree -lined drive funnels all traffic directly to the front door with- <br />out allowing distributed access to the parking lot. All cars must fan <br />out after arriving at the front door. <br />• D.O.T. deceleration lane might be required entering from the <br />southbound lane and leaving in the southbound direction. <br />• Parking and entrances to the building are primarily on the east <br />side, making distributed parking and access on the north, west, <br />and south impractical. <br />• Parking for handicapped has been provided at the central <br />entrance (9 stalls), at the Penney's entrance (3 stalls), and at the <br />Upton's entrance (5 stalls), but none comply with current Florida <br />Accessibility Code requirements. Walking or moving a wheelchair <br />behind parked cars is not allowed. <br />• The asphalt parking lot is generally in good condition, but <br />requires re -striping. <br />• Landscaping is minimal and would require substantial upgrad- <br />ing with additional materials. The existing trees are attractive and <br />appear healthy, especially the double row of oaks leading to the <br />main entrance. Landscaping at the perimeter of the building is <br />minimal, and almost no ground level planting remains.
