BOOK 106 FAGS est <br />proposed new shrubbing will satisfy the Type "D" buffer requirement for the site's 43' <br />Avenue and 8d' Street frontages. A Type "D" buffer rather than a Type "C" is required along <br />43`d Avenue and 8`' Street because the proposed use is separated from adjacent residential <br />properties by thoroughfare plan roads. New canopy, understory, and shrubbing will be <br />provided for the Type "C" buffer along the site's north and east boundaries, where the <br />proposed use abuts residential properties. <br />11. Dedications & Improvements: Additional right-of-way for 43`d Avenue and for 8'h Street <br />is being acquired by the county and is accommodated by the proposed application. No <br />improvements are proposed in the future right-of-way area. <br />12. Special Exception Use Criteria: Special exception use criteria for a bed and breakfast use <br />are as follows: <br />*Criteria for bed and breakfasts: <br />1. The site must have frontage on a thoroughfare plan road for administrative permit <br />uses and major or minor arterial roads for special exception uses. <br />Note: Frontage on 43' Avenue (arterial road). <br />2. A Type "C" screening must be provided on all boundaries adjacent to residential uses <br />for special exception uses. Type "C" for administrative permit uses is required. <br />Note: Type C buffer provided where required. <br />3. The project must be designed to maintain residential character. <br />Note: Proposed building elevations and site plan will retain residential <br />character. <br />4. The number of rentable rooms is determined by multiplying the number of dwelling <br />units permitted on the site by 1.5 persons. <br />No e: Because the subject site is zoned RS -6, special exception land use criterion <br />#9 (listed below) limits the maximum number of rentable guest rooms on the site <br />to five (5). <br />5. No cooking facilities shall be allowed in guest rooms. <br />Note: No cooking facilities proposed in guest rooms. <br />6. For bed and breakfast establishments involving an historic structure, as defined in the <br />county's historic protection ordinance, the applicant shall establish legal assurances <br />to ensure that the structure(s) will be maintained and preserved with historical <br />integrity. <br />Note: Not applicable. <br />7.
