MARCH 9, 1999 <br />The developer will be responsible for the paving of 12'' Street from <br />74" Avenue west to the westernmost driveway of the equestrian <br />facility, and the remaining unpaved portion of 741 Avenue from the <br />74th Avenue project entrance south to 121 Street. The paving must <br />be complete prior to the issuance of a C.O. for any residential unit in <br />the equestrian facility. Details of this 741h Avenue and 121' Street <br />paving are subject to the developer's agreement. <br />Other Required Roadway Improvements: <br />The approved traffic impact analysis indicates that the following traffic <br />improvements are required: <br />a) Eastbound right turn lane on SR 60 at the main project entrance. <br />b) Westbound left turn lane on SR 60 at the main project entrance. <br />c) Eastbound and westbound left turn lanes on 16th Street at the main <br />project entrance. <br />d) Southbound left turn lane on 821 Avenue at 161' Street. <br />e) Eastbound left turn lane on 161' Street at 741 Avenue. <br />f) Westbound left turn lane on 161 Street at 74th Avenue. <br />g) Southbound right turn lane on 741 Avenue at 161' Street. <br />h) Westbound right turn lane on 161 Street at the main project entrance. <br />i) Northbound and southbound left turn lanes on the main project <br />entrance at 16`h Street. <br />j) The analysis indicates that a northbound left turn lane is required at <br />the intersection of SR 60 and 741 Avenue for development beyond <br />Phase 9 or the year 2007. <br />k) A southbound right turn lane is required on 58th Avenue at the <br />intersection of SR 60 and 581 Avenue for development beyond Phase <br />9 or the year 2007. <br />1) Prior to issuance of a C.O. for Phase I, the SR 60/74th Avenue <br />intersection must be signalized. <br />Responsibilities and timing of required improvements and conditions will be <br />covered in further detail in a developer's agreement that is being negotiated <br />with Public Works by the developer. That agreement may require additional <br />improvements or conditions, and must be approved by the Board of County <br />Commissioners prior to preliminary PD approval for Phase IA. <br />Note: The referenced developer agreements must be approved prior to <br />issuance of a land development permit for Phase IA. <br />Sidewalks: <br />Sidewalks are required along the north side of 16' Street and along the west <br />side of 741 Avenue. Required sidewalks will be constructed or bonded out <br />in each respective phase where required sidewalks are located. <br />Internal Pedestrian System: <br />The development will have a sidewalk system and cart path system to <br />facilitate pedestrian access. These two systems will be linked at points.
