14. Environmental Issues: <br />► Wetlands. Environmental planning staff has verified that there are no wetlands on the <br />project site. <br />► Uplands: Since the site is over 5 acres, the native upland setaside criteria in section <br />929.05 apply to this site. The applicant will need to satisfy the preservation or fee -in - <br />lieu of criteria prior to site plan release. The proposed plan accommodates either <br />option. <br />15. Surrounding Land Use and Zoning: North: Single -Family Home/A-1 <br />South: I-95, Vacant/A-2 <br />East: 9& Avenue, Vacant/RS-3 <br />West: 1-95, Vacant/A-2 <br />16. Specific Land Use Criteria: The following specific land use criteria apply to agricultural <br />businesses: <br />a. Agricultural businesses may be allowed to locate within the A-1, A-2, or A-3 districts <br />only upon a finding by the reviewing body that such businesses are directly related <br />to or provide services for active agricultural operations and that such uses would not <br />be more appropriately located in a commercial or industrial zoning district; <br />Note. This is an expansion of an existing agricultural business which was <br />previously approved at this location. The business has been at this location <br />for approximately 19 years. <br />b. Agricultural businesses shall include but not be limited to: Agricultural business <br />offices; and sales of agricultural equipment, products and supplies, such as grove <br />maintenance services, or livestock facilities; <br />Note: Brewer International uses already processed citrus peel oil to blend with <br />agricultural spray additives. The spray additives are used to enhance the <br />performance of various spray applications. The products are sold to owners <br />of citrus groves, grove maintenance services, and agricultural product <br />distributors. <br />C. Agricultural businesses shall not be interpreted to permit wholesaling or processing <br />operations; <br />Note: The use does not involve wholesaling or processing. <br />d. The business must be located in an area designated either as AG or R on the <br />comprehensive land use map. <br />Note: The business is located in an area designated as AG -1 on the comprehensive <br />land use plan. <br />The proposed plan satisfies the agricultural business specific land use criteria. <br />October 5, 1999 <br />MA <br />
