Land in the southeast quadrant of the intersection of CR 512 and CR 510 contains the subject <br />properties. Except for a convenience store with a gas station on the comer, and a fruit stand along <br />CR 510, that area consists of a vacant abandoned citrus grove. In that quadrant, land within 300 feet <br />of CR 510 and 670 feet of CR 512 is zoned CG. Beyond those limits, land is zoned A-1. <br />Property at the southwest comer of CR 512 and CR 510 is zoned CL, Limited Commercial District, <br />and consists of vacant rangeland. Another convenience store with a gas station is at the northwest <br />comer. Land in that corner is zoned CL. The northeast quadrant consists of undeveloped land <br />containing a hardwood hammock. In that quadrant, land within approximately 290 feet of CR 512 <br />and 300 feet of CR 510 is zoned CL. North and east of those limits, land is zoned A-1. <br />Subject Property 1 <br />Subject Property 1 and properties to the north and west are designated C/I, Commercial/Industrial, <br />on the county's future land use map. That designation permits various commercial and industrial <br />zoning districts. Land to the south and east of Subject Property 1 is designated L-1, Low -Density <br />Residential -1, on the county's future land use map. The L-1 designation permits residential uses <br />with densities up to 3 units/acre. <br />Subject Property 2 <br />Subject Property 2 and properties to the north, south, and east are designated L-1. Land west of <br />Subject Property 2 is designated C/I. <br />Consisting of cleared sites, neither subject property contains environmentally significant habitat such <br />as uplands or wetlands. According to Flood Insurance Rating Maps, the subject properties are not <br />within a flood hazard area. <br />Water lines extend to the subject sites from the North County Reverse Osmosis Plant, while <br />wastewater lines extend to the sites from the North Regional Wastewater Treatment Plant. <br />Both CR 510 and CR 512 can provide access to the subject properties. CR 510 is classified as a <br />rural minor arterial roadway on the future roadway thoroughfare plan map. This segment of CR 510 <br />is a two lane paved road with approximately 120 feet of existing public road right-of-way.
