The western 35.7 acres of the site were the subject of a previous application for a Planned <br />Development Rezoning. That rezoning proposed a 95 lot single-family subdivision to be known as <br />Brookfield. On March 23, 2000, the Planning and Zoning Commission, citing concerns over layout <br />and compatibility with surrounding areas, denied that application. <br />Figure 1: Location and Zoning of the Subject Property <br />County land development regulations state that no new rezoning application shall be accepted within <br />one year of the acceptance of a rezoning application for substantially the same land. Because the <br />subject application involves a significantly larger site than the Brookfield application, the subject <br />application does not cover substantially the same land as the Brookfield application. For that reason, <br />the county can accept the subject application. <br />Although low-density single-family residential development is the predominate land use in this area <br />of the county (particularly east of 58h Avenue), the subject property consists of citrus groves and is <br />zoned A-1. Land abutting the site on the north, however, is zoned RS -2, Single -Family Residential <br />District (up to 2 units/acre), and contains several subdivisions. <br />October 3, 2000 - <br />58 <br />
