system. Utility Services has determined that the project does not exceed a threshold that requires <br />connection to sewer service. Utility Services and the Health Department have approved the <br />proposed plans, including use of the existing septic system. <br />11. Environmental Issues: The site's only environmental issue is the presence of several existing <br />oak trees and sabal palm trees. No mitigation will be required as all existing trees will either be <br />preserved or relocated on-site. <br />12. SR 60 Corridor Requirements: The SR 60 Corridor criteria apply to the modular office <br />building, and the modular office building has been designed to meet the corridor plan criteria. <br />The proposed roof material is 5-V crimp aluminum; however, the applicant has requested an <br />option to utilize an asphalt/fiberglass shingle -style roof material in order to match the roof <br />material of the existing church. The corridor regulations allow approval of asphalt/fiberglass <br />shingles on residentially designated sites such as the subject site. Staff supports the request for <br />an optional asphalt/fiberglass shingle -style roof material, as long as dimensional <br />asphalt/fiberglass shingles are used. <br />13. Specific Land Use Criteria: Pursuant to LDR section 971.28(5), the following criteria for <br />places of worship apply to this project: <br />1. No building or structure shall be located closer than thirty (30) feet to any property line <br />abutting a residential use or residentially designated property; <br />Note: The proposed modular office building is located a minimum of 46' from all <br />property lines. <br />2. Access shall be from a major thoroughfare unless otherwise approved by the public <br />works department; <br />Note: The site has an existing two-way driveway on a major thoroughfare (20th <br />Street/SR 60). <br />3. Any accessory residential use, day care facility or school upon the premises shall <br />provide such additional lot area as required for such use by this section and shall <br />further be subject to all conditions set forth by the reviewing procedures and standards <br />for that particular use. Accessory residential uses may include covenants, monasteries, <br />rectories or parsonages as required by these regulations; Any accessory residential use, <br />day care facility or school upon the premises shall provide such additional lot area as <br />required for such use by this section and shall further be subject to all conditions set <br />forth by the reviewing procedures and standards for that particular use. Accessory <br />residential uses may include covenants, monasteries, rectories or parsonages as <br />required by these regulations; <br />Note: The applicant is not seeking approval of any residential use, daycare, or <br />school at this facility, and no such use will be authorized under the subject <br />application. <br />4. A Type "B" buffer shall be provided along all property boundaries where the <br />facility is located adjacent to a single-family residentially zoned property.
