• <br />DATE: <br />SUBJECT: <br />September 9, 2002 <br />3900 Group LLC's Request for Final PD Plat/Plan Approval for a Commercial <br />Planned Development to be Known as Woodlake Commons P.D. Development <br />It is requested that the information provided herein be given formal consideration by the Board of <br />County Commissioners at its meeting of October 8, 2002. <br />DESCRIPTIONS AND CONDITIONS: <br />The Woodlake Commons PD subdivision is a plat of a 6.09 acre parcel located at the northeast <br />comer of U.S. 1 and 39th Street. The plat is a boundary plat that will establish a single tract for <br />commercial development. Construction of the commercial buildings (Retail, Office, Construction <br />Trades, Light Manufacturing and Wholesale uses) was approved through the preliminary PD plan <br />process. As a PD, the site must be platted prior to the issuance of a Certificate of Occupancy (C.O.) <br />for any portion of the project. <br />On May 24, 2001, the Planning and Zoning Commission granted preliminary PD plat/plan approval <br />to construct two buildings totaling 81,968 square feet. These buildings will house the above <br />referenced uses. The applicant subsequently obtained site plan release and commenced construction <br />of the improvements. The owner 3900 Group LLC, is now requesting final plat/plan approval and <br />has submitted a PD final plat/plan in conformance with the approved preliminary PD plat/plan. <br />ANALYSIS: <br />All required improvements necessary to serve the buildings have been approved and are controlled <br />through the preliminary PD plat/plan process. These required improvements will be provided by the <br />developer prior to the issuance of a Certificate of Occupancy for any building. All apphcable <br />requirements regarding final PD plat/plan approval have been met. There are no publicly dedicated <br />improvements to be constructed as part of this plat. Therefore, no guarantees of publicly dedicated <br />improvements are required at this time. <br />RECONLMIENDATION: <br />Based on the analysis, staff recommends that the Board of County Commissioners grant final plat <br />approval for the Woodlake Commons Final PD. <br />ATTACHMENTS: <br />1.
