PD Project Process <br />The process involved in review and approval of the subject PD application is as follows: <br />Approval Needed <br />Conceptual Plan/Special Exception <br />Preliminary PD Plan/Plat <br />Land Development Permit (LDP) or Waiver <br />Final PD (plat) <br />The applicant is now requesting approval of the first two steps. If the request is approved by the <br />Board of County Commissioners, the preliminary PD plan/plat approval will become effective, and <br />the applicant will need to obtain an LDP or LDP waiver from the Public Works department for the <br />design of required PD improvements. <br />ANALYSIS: <br />1. Size of PD Area: <br />2. Zoning Classification: <br />3. Land Use Designations: <br />28.66 acres <br />RS -3, Residential Single -Family (up to 3 units/acre) <br />L-2, Low Density Residential 2 (up to 6 units/acre) for the <br />east 19.2 acres; L-1 Density Residential (up to 3 units/acre) <br />for the west 9.46 acres <br />Phasing: The project is proposed to be constructed in one phase. <br />Density: <br />3 units/acre (85 units) <br />1.96 units/acre (56 units) <br />Open Space: <br />Required. 40% <br />*Provided: 59 7% <br />*Note: Includes common green areas and recreation tracts, pedestrian ways, credit as <br />provided for in the LDRs for 2.05 acres of lake area, and minimum of 30% open space on <br />each lot. <br />Recreation Area and Pedestrian Improvements: The proposed project satisfies the PD <br />ordinance recreation area requirements as follows: <br />Required Recreation Area: <br />Provided Recreation Area: <br />0.67 acres <br />0.98 acres (includes recreation/park tracts with improvements, <br />and pedestrian systems) <br />The PD plan proposes an internal pedestrian system consisting of a 4' wide sidewalk along <br />one side of the project's roadways. Pedestrian improvements also include access to and <br />through portions of the recreation tracts. The proposed internal pedestrian system will <br />connect to an external, public sidewalk to be constructed on 4151 Street. <br />November 5, 2002 <br />
