condition of that approval is that the project provide a landscape buffer and 6 -foot opaque <br />feature around the entire subdivision including those areas adjacent to the north and east <br />boundaries of the subject Florida Power and Light site. Florida Power and Light has <br />coordinated with Oaks of Vero representatives to ensure a seamless landscape strip between <br />both projects along 12th Street and to use a shared berm along the projects' mutual property <br />lines The LDRs do allow and other projects have been approved to overlap required buffers <br />into a single buffer that meets the requirements of both projects <br />10. Utilities: Since a restroom is proposed for the 540 sq. ft. building, the facility will be served <br />by the County Utility Services Department for potable water and sewer services Connection <br />to public water and sewer services has been approved by the Utility Services Department and <br />the Department of Health <br />11. Required Improvements: As per the county's Bicycle and Pedestrian Plan, an 8 -foot wide <br />sidewalk is required and proposed along the subject site's entire 12th Street frontage. The <br />applicant will be required to construct or bond -out the sidewalk improvement prior to the <br />issuance of a certificate of occupancy for the project. <br />12. Specific Land Use Criteria for Utilities, Public and Private — Limited f971.44(3)J: <br />a. See Chapter 901 for definition of utilities, public and private limited; <br />Note: As previously discussed in this staff report, an electrical sub -station is included in the <br />definition of limited public or private utilities. <br />b. Between all above -ground facilities (except distribution and collection facilities) and <br />adjacent property having a residential land use designation a Type "B" buffer (reduce to <br />Type "C" where abutting a local roadway, reduce to "D" buffer where abutting a <br />thoroughfare plan roadway) (with six-foot opaque screening) as specified in Chapter <br />926, Landscaping, shall be provided; <br />Note: As stated in section nine of this staff report, the landscape plan depicts Type "B" <br />buffers with 6 -foot opaque features along the site's north and east property lines, which abut <br />residentially designated property and Type "D" buffers with 6 -foot opaque features along the <br />site's west and south property lines, which abut thoroughfare plan roadways. <br />c. All below -ground high voltage cables within a utility right-of-way shall be made known <br />to the public through the use of signs posted therein; <br />Note: A note has been placed on the site plan stating that all below -ground high voltage <br />cables within a utility right-of-way shall be made known to the public through the use of <br />signs posted therein; <br />d. In all zoning districts except the industrial districts, all equipment, machinery and <br />facilities which cannot by their size or nature be located within an enclosed building <br />shall be separated from adjacent properties having a residential land use designation by <br />a Type "D" buffer (with six-foot opaque screening) as specified in Chapter 926, <br />Landscaping; <br />Note: All equipment will either be in a building or screened by a buffer that meets or exceeds <br />a Type ' D" buffer. <br />e.
