8. Off -Street Parking: Required: 17 spaces <br />Proposed: 17 spaces (14 standard, 2 compact, 1 handicap) <br />9. Traffic Circulation: Vehicles entering and exiting the site from 27th Avenue SW will <br />continue to use the two existing one-way driveway connections. A one-way driveway that <br />will connect to the existing internal traffic circulation system will provide access to the self- <br />service storage facility. As shown on the site plan, that one-way driveway will be gated at <br />the entrance and exit of the storage facility Fire Department staff has reviewed and <br />approved the internal traffic circulation plan. Traffic Engineering has reviewed and <br />approved the internal traffic circulation plan and project traffic impact statement. No off-site <br />improvements are required for this development, and none are proposed. <br />10. Landscape Plan: The proposed landscape plan has been reviewed by planning staff and <br />meets the requirements of Chapter 926 of the LDRs for perimeter, interior, roadway and <br />non -vehicular open space landscaping areas. In addition to the standard landscape <br />requirements, specific land use criteria for a self-service storage facility require that a type B <br />landscape buffer be provided along property lines that abut single-family residential uses As <br />indicated in section 12 of this staff report, the landscape plan shows a type B landscape <br />buffer along the rear property line, which is the only property line that abuts a single-family <br />residential use. A type D landscape buffer and 3 -foot opaque feature is required and <br />proposed along the front property line since multi -family residential zoning exists across 27th <br />Avenue SW. <br />11. Utilities: While the existing commercial building is connected to county water and sewer <br />services, the proposed self-service storage buildings will not be connected to county water or <br />sewer services. As per the applicable specific land use criteria, no utilities other than A/C <br />may be supplied to the storage units <br />12. Specific Land Use Criteria for Self -Service Storage Facilities [971.12(3)]: <br />1. Storage unit interior areas shall not exceed ten (10) feet in height. <br />Note: It is noted on the site plan that the individual storage units will not exceed 10 feet <br />in height. <br />2. Storage units shall not exceed one hundred fifty (150) square feet in size. <br />Note: It is noted on the site plan that the individual storage units will not exceed 150 <br />square feet in size. <br />3. Outdoor storage is prohibited. <br />Note: No outdoor storage is proposed for the subject site. <br />4. All outdoor lights shall be shielded to direct light and glare only onto the self -storage <br />facility premises. Light and glare shall be defected, shaded and focused away from all <br />adjoining property and road rights-of-way. <br />Note: Since no outdoor lighting shall be located on any exterior wall that fronts onto an <br />adjacent property and since the proposed storage facility is located 101 feet from the <br />right-of-way, all light and glare will be focused away from all adjoining property and <br />rights-of-way. <br />MARCH 12, 2002 <br />SS <br />-46- <br />
