• <br />• <br />Luria's Plaza was contacted since space was available immediately adjacent to the Tax Collector's <br />office. Discussions have been held with representatives in New York with DLC Management <br />Corporation. They have indicated that they could make the space available for move in by June 1, 2002. <br />The up -front cost at this time would only be the reimbursement for the cost of an architect to draw plans <br />for the needed improvements. The annual charge is likely to be $12.00 per square foot with additional <br />charges of $2.48 per square foot for proper ty taxes and common area maintenance (CAM). This would <br />result in an annual fee of $115,840 or monthly at $9,654. <br />Advantages: <br />Disadvantages: <br />High traffic location U.S. 1; adjacency to Tax Collector; minimum build out <br />costs (architect); fast turn around to meet Supervisor's time constraint; easy <br />access to County Fiber Network; located within the County Seat. <br />High monthly/annual fees or rent; longer team lease approximately 5 to 10 years. <br />1 he square footage cost could be reduced with some capital buy down of the <br />build out costs. <br />Office Max was looked at but no one from the Simon Company returned our calls. <br />Advantages: <br />Disadvantages: <br />High traffic location S.R. 60; adequate space in good condition. <br />Space much larger than needed; no certainty if developer would consider <br />splitting the floor space down to the 8,000 being sought by Supervisor. No <br />certainty affiauaed relative to critical move -in time; located outside the County <br />Seat. <br />Velde Ford was contacted but the deal was for the entire 2.9 acres. <br />Advantages: High traffic area U.S. 1; conditions of offices seem more desirable without <br />extensive modification. <br />Disadvantages: <br />Owner's representative indicated that the whole 2.9 acre site had to be rented; no <br />immediate use identified for the remainder of site consisting of open bays in a <br />metal building; No certainty affirmed relative to critical move -in time; located <br />outside the County Seat. <br />Elk's Lodge located on 26th Street east of U.S. 1 is available for lease. The building consists of an area <br />occupied by a lounge and a large open room that has been previously used for bingo. The large open <br />room is approximately 5,900 square feet in area. Occupancy is immediate upon completion of <br />improvements. New restrooms would have to be built and a firewall would have to be built between the <br />existing lounge and the area that would be occupied by the Supervisor. Owners would be willing to sell <br />the entire building at the end of the three year lease. <br />Advantages: <br />Disadvantages: <br />Close proximity to current administration facilities; cost appears to be affordable <br />at $7.50 per square foot ($44,250 annually); plenty of off street parking; Three <br />year lease would be available; located within the County Seat. <br />5,900 square feet less that that asked for by Supervisor; additional separate <br />restrooms would have to be constructed within the leased area; a firewall would <br />have to be constructed separating the use of the Supervisor from that of the Elk's <br />lounge; the unknown cost or refurbishing the area along with the firewall and <br />restroom improvements may prevent either a timely or affordable occupancy; no <br />access to fiber optic network. <br />Temporary Modular Space has been reviewed for consideration. Specifically, 6,272 square feet was <br />proposed exclusive of storage. The cost of the space is $3104.23 per month or $37,251annually <br />equivalent to $5.94 per square foot for office space.
