Builder's Risk Insurance <br /> 9 Taxes , Insurance, Fringes and Benefits on Turner personnel are a fixed rate of 56 . 00% of <br /> raw payroll , exclusive of Worker's Compensation Insurance . <br /> 10 No retainage will be held on Owner Purchase Orders . <br /> 11 All changes to the plans and specifications must have "detailed , specific clouding" . Turner <br /> will not be responsible for changes appearing on plans without this annotation . Structural <br /> plans will have precedence over all other plans in case of conflicts . <br /> 12 The As-built drawings will consist of marked up construction drawings submitted to the <br /> Architect at the end of the project for final incorporation into the project record documents <br /> by the Architect and paid for by the Owner. <br /> 13 Revisions to contract scope will not be annotated on shop drawings or submittals . <br /> 14 We have not included any requirements for propriety specification requirements , unless <br /> otherwise indicated in this document. <br /> 15 The Architect is to provide electronic construction documents to Turner for preparation of <br /> coordination documents . <br /> 17 Sales tax for all material is included in the GMP . All sales tax savings accrued through the <br /> use of the Owner direct purchase program shall be used to fund the Owner's contingency <br /> within the GMP . <br /> 18 The CM and trade contractors , in conjunction with the Owner, Architect and Engineers <br /> may identify , price and achieve acceptance of cost reduction items for the work included <br /> in the GMP . The A/E will revise the plans and specifications to incorporate the accepted <br /> cost reduction items . Any savings achieved from these cost reduction items will be used <br /> to fund the Owner's contingency within the GMP . <br /> 19 The Builder's Risk deductible is assumed to be paid by the Owner and is not included in <br /> the GMP . <br /> 20 The start of the warranty is from the date of substantial completion and is for a period of <br /> one year. <br /> 21 The following positions are to be reimbursable <br /> a . On Site Personal ; Project Superintendent, Project Engineer. <br /> b. Off Site Personal in support of the Project : Operations Manager, Project Executive , <br /> Project Manager, Purchasing Personnel . <br /> 22 Living and travel for the following positions are to be reimbursable <br /> Project Engineer and Project Superintendent. <br /> 23 The GMP amount does not include the preconstruction phase services cost . <br /> Page 2 <br />
