1 <br />0 <br />F__� <br />I <br />• <br />BE IT FURTHER RESOLVED that this Board does herewith close, vacate and abandon each <br />'Mand all of the above described public canals, ditches and road right-of-way and all portions <br />B <br />g1thereof and does herewith renounce and disclaim any right of Indian River County, Florida, <br />,land the public in and to all of said public canals, ditches and road rights-of-way above <br />described. <br />a <br />4 The recommendation of the Planning and Zoning Commissioner were presented by Sherman <br />'IN. Smith, Jr., Attorney, and after considerable discussion in the matter, and upon Motion <br />made by Commissioner Robert Graves, seconded by Commissioner McCullers and unanimously carried, <br />I!it was decided that public hearing be held on the following items of the Notice of Public <br />li <br />'Hearing held before the Planning and Zoning Commission on April 25th and May 1st. <br />Item 1. That the Zoning Resolution be changed by adding thereto a new Zoning <br />,� D tri t b <br />is c t o e as follows: <br />j, <br />SECTION II. R -2-A Multi -Family District: <br />!IG <br />A. Uses permitted: <br />1. Any use permitted in the R-1 District <br />B. <br />Building <br />Height Limit: No building <br />shall exceed <br />35 feet in height. <br />C. <br />BuildingSite <br />Area Required: Ever <br />9 Y <br />building site <br />g <br />shall have an area of not less <br />d <br />ythan 7,000 square feet and a front building line on the street of not less than 70 feet. <br />D. Front Yard Required: There shall be a front yard of not less than 20 feet <br />measured to the front line of the main building. <br />E. Side Yard Required: There shall be a side yard of not less than 10 feet measured <br />to the side building line of the main building. <br />F. Rear Yard Required: There shall be a rear yard of not less than 15 feet measured <br />!!Nlto the rear building line of the main building. <br />G. Minimum Floor area Required: The minimum required floor area of any sipgle <br />,I <br />l;family dwelling, exclusive of open patios, terraces, attached garages, carporte or unroofed <br />iarea shall be 750 square feet. Fifteen percent of the required floor area may be credited to <br />,�screened porches. The minimum required floor area of a duplex shall be 600 square feet per <br />junit. The minimin required floor area of a building containing three or more apartments shall <br />be 500 square feet per unit. <br />li Item 2. That the Zoning Map be changed in order that the following described pro- <br />perty, situated in Indian River County, Florida, to -wit: <br />All of Units 1, 2 and 3 of Oceanaire Heights Subdivision, according to recorded <br />!plat thereof; be changed from R-1, Single Family District to R -2-A, Multi -Family District. <br />Item 3. That the Zoning Resolution be changed in order that all of Sub -paragraph <br />E of Section 9, F-1, Agricultural District, be stricken and be further changed by adding to <br />,'the end of Paragraph 4 in Section 3, R -1-A, Country Home District, the following: <br />"Provided, however, that ranches for the commercial raising of cattle is permitted <br />but provided that no buildings or pens pertaining to the raising of cattle are constructed <br />;within 150 feet of the outer property lines.1° <br />�I <br />0 <br />
